Final plats for three subdivisions, one of which will introduce a new developer into Anthem at Merrill Ranch, were approved by the Florence Town Council Monday.

Anthem’s “Unit 37,” west of Hunt Highway and south of the proposed extension of Merrill Ranch Parkway, is owned by Southwest Value Partners. It is planned for 130 single-family lots on 33 acres.

Southwest Value Partners needs final plat approval before it can market or sell the land to a developer, Development Services Director/Town Engineer Chris Salas told the council.

Although this will introduce a new developer besides Pulte Homes into Anthem at Merrill Ranch, the homes will still be part of the Anthem homeowners’ association and will be assessed HOA fees. The residents will also have use of the Anthem community centers, Jerry Baxter with Baxter Design Group told the council.
